These General Terms and Conditions of Sale (GTC) define the terms of the relationship between AD Aura Serenity & Co (SAS, RCS Nice 102 462 116, 455 Promenade des Anglais, 06200 Nice, hereinafter “the Conciergerie”) and any property owner (hereinafter “the Owner”) who entrusts their property to the Conciergerie for a short-term rental on the French Riviera.
AD Aura Serenity & Co acts exclusively as a concierge service provider and operational coordinator. Under no circumstances does it engage in rental management activities as defined by the Hoguet Act, nor does it act as a substitute for a real estate agent. The Owner remains solely responsible for their property and for renting it out.
As part of its support mission, the Conciergerie provides the following services, among others:
The Owner guarantees that the property complies with current safety and habitability standards and has all the necessary authorizations for short-term rentals (registration number with the city hall, home insurance covering subletting, etc.).
The Owner agrees to provide the concierge service with permanent access to the residence (keys, access codes) to enable the performance of the agreed-upon services.
The Owner agrees to notify the Concierge Service as soon as possible of any event that may affect the availability or condition of the property (renovations, damage, sale, personal unavailability, etc.).
The Owner agrees to maintain home insurance appropriate for short-term rentals that covers rental risks and damage caused by guests. The Concierge Service shall not be held liable for any lack of insurance.
The Owner agrees to purchase insurance specifically tailored to short- and medium-term rentals, covering property damage and consequential damages that may be caused by guests during their stay. This coverage is a prerequisite for renting out the property through the Concierge Service. AD Aura Serenity & Co shall not be held liable for any claims arising in the absence of such coverage.
The Owner agrees to create and maintain an active Stripe Connect account to enable the direct transfer of funds owed to them. The Concierge Service does not handle travelers’ funds.
The Conciergerie's fee is calculated based on the total amount of the reservation (including tax), excluding cleaning fees and the tourist tax, according to the following structure:

The basis for calculating commissions is the total amount of the reservation (including tax) minus the cleaning fee (including tax): Base Amount = Total Amount (including tax) − Cleaning Fee (including tax)

The payment is made automatically via Stripe Connect within 7 working days upon receipt of payment from the traveller. A confirmation email detailing the breakdown is sent with each payment.
A monthly statement summarising the commissions due is sent to the Owner at the start of the following month, together with a secure payment link via Stripe.
For Booking.com bookings, payment is made once the Owner has actually received the funds, in accordance with the terms agreed with the platform.
La Conciergerie publishes the landlord’s listings on the following platforms: Airbnb, Booking.com and the official website adauraserenity-conciergerie.com. Further channels may be added with the Owner’s consent.
Calendars are synchronised in real time via Smoobu to avoid any risk of double bookings.
With the Owner’s consent, the Concierge Service uses PriceLabs to optimise rates based on seasonality, demand and local events. A price range (minimum price, base price, maximum price) is set in agreement with the Owner.
Bookings made directly via the Conciergerie website (using the Smoobu booking engine) are processed via Stripe Connect. This allows the owner to benefit from a lower commission compared to third-party platforms.
A set of house rules specific to the accommodation is drawn up in agreement with the Owner and sent to guests upon confirmation of their booking. It sets out, in particular, the timetables, rules of conduct, available facilities and the penalties applicable in the event of non-compliance.
The Owner is responsible for ensuring their property complies with regulations: registration with the local council, obtaining the compulsory registration number for short-term lettings, collecting and paying the tourist tax, and complying with the rules of the owners’ association. The Concierge Service can assist the Owner with these procedures but does not assume any legal liability for them.s
The partnership is entered into for an indefinite period from the date of signature of the service agreement or acceptance of these Terms and Conditions.
Chacune des parties peut mettre fin au partenariat par notification écrite (email ou courrier recommandé) avec un préavis de 30 calendar days. This notice period shall not apply in the event of serious misconduct on the part of either party.
In the event of termination at the Owner’s initiative, bookings already confirmed prior to notification must be honoured until their expiry, unless otherwise agreed in writing between the parties. The Owner remains liable for the commissions relating to these bookings.
The following constitute serious misconduct justifying immediate termination without notice: refusal to pay, providing incorrect information about the condition of the property, or any behaviour that jeopardises the safety of travellers.
AD Aura Serenity & Co acts as a service provider and operational coordinator. Its liability is limited to faults directly attributable to the services it provides.
The Owner remains solely responsible for the property’s compliance with regulations, its suitability for habitation, its general condition and all legal obligations relating to its letting. The Concierge Service cannot be held liable for hidden defects, damage caused by guests, or decisions made by third-party platforms.
In the event of damage caused by a guest, the Conciergerie undertakes to initiate the relevant security deposit procedures (Stripe, Airbnb AirCover, Booking) and to assist the Owner with these arrangements.
The Owner’s personal data is processed in accordance with the GDPR, solely for the purposes of the contractual relationship (invoicing, communication, operational monitoring). It is not sold on to third parties.

In the event of a dispute that cannot be resolved amicably, the parties agree to resort to mediation as a matter of priority before taking any legal action.
